A beach-front property with sea views and a terrace is highly
sought after in any country and the Ganbia is no exception. Coastal
properties offer excellent opportunities for year round rental
as well as fabulous tourist businesses. Such land and properties
are available in some areas of Gambia but obviuosly at a premium.
However it is also very important to understand that much of
the coastal land ie land on the beach side of the coastal
highway is TDA (Tourist Development Area) land and not available
for sale. Occasionally this land is sold to unwary investors
who lose all their money and assets when it is subsequently
confiscated by the government. As with all purchases it
is recommended to use the services of an accredited lawyer
to check the status of the land in question before any money
changes hands.
Land is also set aside by the government for social housing,
nature conservation or land that is deemed to be of strategic
national importance. The possession of a leasehold certificate
protects any land/property holder from any subsequent government
embargos which may be instigated without warning on any lands.
Rural Properties in Gambia
Rural properties afford you peace and quiet, access to nature
and beautiful views. In general you do get more for your pound
by moving inland to buy. Some old colonial houses can be fabulous
character filled properties that are a real investment, as well
as a home.
You can also buy land in the country and build your own home.
This involves sourcing the available land, ensuring that the land
is legally available for development and of the correct use class
ie residential not agricultural, and meeting with designers /
architects and builders.

Things to consider:
If you are retiring to The Gambia, you need to consider access
if only one of you drives. Roads in summer can be affected
by rain and storms
Telephone lines are often not viable
Access for builders in rural Gambia can be more difficult
than towns and coatal properties, which can affect the price
of building projects
If you are looking to work from home, you need to be sure
communications, ie the web are available where you are planning
to live
Clients may be unable to visit if you are too far inland,
as often a four wheel drive vehicle is needed for access to
these type of properties.
