Properties for Sale in Ghana, West Africa.
Ghana is a beautiful West African country whose
stunning coastline faces the Gulf of Guinea and
whose natural resources are incredibly rich and
include reserves of gold and diamonds. Significant
exploration by British companies has just begun
as there is strong evidence that Ghana has substantial
reserves of oil and natural gas too. The agricultural
sector in Ghana which employs 60% of the population
and provides 40% of the country's GDP is currently
only operating at 20% of potential according to
the Africa Development Bank, and so the opportunity
for massive improvements in employment, productivity
and profit across many sectors is immediately
obvious.
Ghana already has double the per capita output
of other West African countries and in 2003 they
announced a five stage plan for serious, significant
and far reaching economic change covering infrastructure
development, modernization in agriculture, improved
social services, good governance and private sector
development.
Tourism Investment in Ghana
The potential in the Ghana tourism market is
perhaps one of the most under explored yet incredibly
attractive options. with its stunning coastline,
excellent climate, game reserves, national parks,
rivers, lakes and forests Ghana is a potential
tourist goldmine. Excellent returns will be made
by the property investors letting out to the tourism
market, and profit will be made by those who buy
off plan early and then resell on their housing
units to the second home and retiree market who
will gradually become aware of the beauty and
potential in Ghana and who are looking for that
dream home destination in the sun.
Currently the majority of opportunities for property
investors in Ghana are in the capital city of
Accra and its surrounding suburbs where suitable
housing units can be let out for profit to local
and international workers and residents. But it
is the long term prospects in the real estate
sector where interest is intensifying and substantial
profits will be made.

Under British colonial rule, it was called The
Gold Coast, because of its immense gold deposits.
It was named Ghana at independence in 1957, when
it also became the first British African colony
to gain independence. It is bordered by the Gulf
of Guinea to the south, also bordering Cote dI'Voire
(Ivory Coast) and Togo, and Burkina Faso to the
north. Its capital is Accra.
Its total landmass of Ghana is about 238,500
square kilometres. Ghana contains plateaux, mountains,
rivers, plains, and dams; with the Volta basin
plateau rising like a saucer to a height of over
600 metres, and Mount Afadjato rising to over
880 metres at its peak.
The dams supply electricity to the country.
Ghana has tropical climate, with an average temperature
of 800F or 270C. The terrain is punctuated by
dense tropical rain forests, savannah grassland,
and scrub farming land. The forests contain valuable
trees, which include: camwood, ebony, silk cotton,
and mahogany, and wildlife.
The Ghana economy is based on agriculture and
industry. Corn, rice, taros, yams, cassava, plantains,
sorghum, millet, cattle, coffee, fruits, palm
oil and kernel, rubber, copra, cotton, kola nuts,
and limes, are farmed for domestic and export
purposes.
Ghana is the world's leading cocoa producer for
domestic and export purposes.
Ghana industries include: cement, paper, chemicals,
textiles, vehicle, aluminium, petroleum, and food
processing complexes. Its dams also supply electricity
to Togo, and the Republic of Benin; whilst it
imports crude oil from Lybia and Nigeria for its
petroleum refineries.
Other mineral deposits in Ghana include: diamonds,
and bauxite; gold and diamond mining complete
an impressive array of industries in the country.
Gold is the principal export earner for ghana
, closely followed by cocoa.
