At Value Engineering Construction we believe that excellence
in building is the product of a collaborative relationship
between our clients and our team of professionals. Our job
is to interpret and give structure to your vision. We do this
through a process called Design/Build. Here's how it works:
Consultation
When you come to us with a project idea, we first offer a
free consultation. We listen to your ideas, evaluate your
needs and budget, and answer questions regarding our company
and its methods of operation.
Design
This step is where the design/build process really begins
. We charge a D5000 planning deposit for this service, and
when you put that deposit down, you are hiring us to be your
builder/Designer.
Our in house designs are created by Our Designers. Our designers
will use the information gathered in the preliminary meetings
and work closely with you to develop full working drawings
for your project. But the design element doesn't stop with
drawings. Our Designers will be at your side throughout the
project, making changes as necessary to fit your vision and
budget.
During this process, we will introduce you to our "building
science" approach to design and construction. These principles
ensure that your home is not only Beautiful, but durable,
energy efficient, and healthy to live in.
Of course, if you already have an architect we will work
with them to refine the plans they have developed, adding
our design services as needed.
Pricing
Using the plans and specifications we have developed, we
will then proceed to calculate a firm package price for your
project. If the project price doesn't fit your budget, we
will work with you to re-design the project at no additional
charge. When the final design and budget have been resolved,
a contract will be issued, we move on to construction.
Construction
Throughout the building process, a project team consisting
of the builder, designer, project manager and our skilled
tradesmen will be hard at work for you. You are an important
part of the effort, after all its your home, your vision.
We welcome your input and ideas throughout the project. Our
goal is to make you as comfortable with the process as you
will be in the finished product.
Follow Through
We offer a "bumper to bumper" warranty on your
project for one year. Any problems will be resolved quickly
and professionally.
Q: How long does it take to build a new home ?
A: It varies and mostly depends on the size of the home and
the level of finish. A typical home with a finished lower
level will take approximately six months to complete. Of course,
there are always factors that can change that, including weather,
material selections, and Owner involvement.
Q: How much per square meter does it cost to build a new
home ?
A: That is a difficult question. Many things affect the square
meter price of a home including landscaping, appliances, style
of home and the types of finishes that are specified. For
example, we could build two homes side by side that are the
exact same size and they could have very different prices.
One may be finished with aluzinc corrugate, Metal windows,
laminate countertops, vinyl bathroom floors, and an unfinished
garage. The other one may have decra Bond roofing, stone veneer,
quartz countertops, ceramic tile bathroom floors and a tiled
garage. It's easy to see why this is a difficult question
to answer without going into a bit more detail.
Q: What if we want to do our own painting and select our
own materials?
A: We are happy to work with our clients if they would like
to be involved in certain aspects of finishing their homes.
Q: Do we need to hire an architect before we come to you?
A: It's not necessary, but some of our clients do choose to
work with an architect. We have our in house designers. We
work together to create designs that are cost effective, functional,
unique and very personal to fit your needs. We work hard on
floor plans to make sure that our homes are livable and comfortable.
Q: How long does the planning of a new home take?
A: Every home and every client is different. The time line
for planning varies with each job as some clients will come
with plans, some come with pages torn out of magazines, some
come with nothing. Sometimes we are able to work through a
design quickly, other times there is a lot of modifications
that have to be made and that adds time to the time line.
For most clients, planning will take one to two months.
